5 Secrets for Selling Your Home

Kitchen Upgrades

If you are looking to do any upgrades prior to selling your home, the kitchen is the #1 place to start. Look at your local market, and talk with professionals in the housing industry to see what home buyers in your area are asking for.

Beyond any upgrades, maximizing the appearance of space and organization is key. Clear off your countertops and organize your cupboards. Make sure your kitchen (and house!) get a thorough DEEP cleaning prior to listing photos being taken, and keep everything picked up while your home is on the market.

First Impressions

Don’t neglect the outside of your home when prepping to sell it! I have seen many buyers decide not to even enter a home based on how it looked from the outside.

Clean your front steps, tidy up the yard, and make sure your home is welcoming. If the house needs washed down, hose it off. Clear any dead branches or plants, and make sure the leaves are removed. You want the exterior to look inviting and easy to maintain.

If you have the space, place a potted plant near the front door to add a pop of color.

Once they make it into your home, be sure that feeling of welcome continues. Keep the clutter cleared out, and leave everything organized. Make the beds each day, and keep the laundry tucked away in hampers if you don’t have time to wash it each day.

Lighting Is Key!

Even if their preference is to keep their shades closed, buyers want to know that the home they are looking at is not a dark cave. Clean your windows inside and out, and open up the curtains when you have a showing scheduled.

Invest in some daylight LED bulbs and turn the lights on. You want the home to feel nice and bright, as this makes it more inviting.

Keep Pets Hidden

Not everyone who will look at your home will love your pets. For some buyers, they could even be a deal breaker!

If you have a family member or friend that could house your pets while your home is on the market, this would be ideal. Since not everyone has this option, minimize the effect of your pet by making sure you vacuum or sweep every day to reduce the pet hair, make sure the animal is put into a crate or secured for showings, and open your windows as much as possible to air your home out. Keep any litter boxes clean, and make sure your yard is poop free.

If you have ceiling fans, make sure they get a thorough cleaning on the blades. Change out your furnace’s air filter when your home goes on the market, and keep it changed often. Wash off any vents as well.

Be careful using too many candles or air fresheners, as this often has the opposite effect! If the air fresheners are too strong, buyers will wonder what you are trying to hide. Many people also have sensitivities to strong smells.

Take some time to interview a few agents to find the one that you click with.
